Gwinnett County building permits — week of August 17–21, 2026

Somebody is building five apartment buildings on Duluth Highway in Lawrenceville. Oxford Properties pulled all five permits on Wednesday, at 1735 Duluth Hwy, numbered 1000 through 5000. Twenty-seven units, then forty-five, fifty-eight, thirty-eight and twenty-nine. Building 3000 is the biggest single permit filed in the county this week at $11,381,543, well clear of anything else. The smallest of the five is $5,725,549. Four of the filings call the project Duluth Commons Apartments. The fifth just says Duluth Highway.
The day before, over on Cannonball Court in Lawrenceville, ZPC Contractors filed six permits at one address for a place called Redland Trace. Two apartment buildings at $7,659,062 apiece, forty units each. Then a community center at $497,886, a maintenance building at $23,400, a pavilion at $13,371, and site lighting with no cost listed at all. The two apartment permits carry the same address, the same figure and the same forty units, and the record doesn't say what tells them apart.
Away from the apartments, one builder filed the same house nine times. Walker Anderson Homes put in nine townhouses at Bartlett Ridge in Suwanee, every one of them $365,033.97 and 1,814 heated square feet. Five went out Wednesday on Edgewood View Trace, four on Friday on Apperson Way Trail. Meritage filed seven houses at Martin Springs in Lawrenceville, and Richport filed five townhouses on Autumn Meadow Drive in Loganville, priced between $310,248.36 and $312,312.42. The dearest house of the week was $1,078,699.15 at 2430 Tennyson Trail in Grayson. The same builder, 3 Builders GA, filed another at $813,250.83 down the street at 2420.
The commercial list has a few names you'd know. A Lidl grocery store at 4990 Jimmy Carter Boulevard in Norcross, $2,862,121. A Portillo's on Buford Drive at $1,222,115, with a separate $200,000 permit to knock down what's on the lot now. A Firehouse Subs going into 3035 Centerville Highway in Snellville, $309,750. Commercial work came to $63,333,330 of the county's $87,101,698.32 across 192 permits. The whole list is below if you want to read it yourself.
