What's getting built in Gwinnett County

Gwinnett County building permits — week of October 5–9, 2026

Dear Gwinnett,

Nineteen demolition permits came in for one street in Norcross. Garrard Construction holds all nineteen, every one issued Tuesday, for addresses running from 1383 to 1438 Sugarwood Lane, at $5,000 each. Two of them list the same house, 1395 Sugarwood Lane. They are small places, most between 1,000 and 1,600 heated square feet. Nineteen of the county's 23 demolition permits this week were on that one street, and nothing in the week's filings says what goes up in their place.

Elsewhere the houses were going the other way, in batches. Walker Anderson Homes filed thirteen identical units in Bartlett Ridge in Suwanee, each one $365,034 and 1,814 heated square feet, twelve logged as townhouses and one as detached. Six went in Monday on Apperson Way Trail, seven Friday on Edgewood View Trace. Parkland Homebuilders filed eight on Stoney Gap Road in Stone Mountain, all 1,300 square feet, all Thursday. Seven of the eight are $255,574 each. The eighth, at 5108 Stoney Gap Road, is down at $18,800. LDG General Contracting filed eight in Bramlett Creek on Valley Falls Way in Lawrenceville, in two sizes.

The biggest permit of the week is a house. Ezekiel Construction is putting up 4,444 heated square feet at 2306 Ewing Chapel in Dacula for $973,926. Nothing on the commercial side came close to it. All 23 commercial permits this week add up to $1,638,497, which is less than two of that Dacula house.

The commercial filings were small and mostly familiar. A Dutch Bros Coffee at 3631 Centerville Highway in Snellville drew a $200,001 building permit plus a separate $20,000 one for its trash enclosure. Bandai Namco and Chick-fil-A both filed interior work at the same address, 3333 Buford Drive. Esquisito Bakery & Cafe pulled a plumbing permit on Simpson Circle in Norcross. The largest commercial filing was $441,367 of patio work at Sugarloaf Terrace on Sugarloaf Parkway in Duluth. Of the week's $30.6M across 201 permits, $28.5M of it was residential. The full table is on the record page if you want the other 190-odd.

See you Friday,

Hank

Jeff Henderson Builder took out two demolition permits in Buford, next door to each other on Spring Lake Drive. One is estimated at $100. The other gives no estimate at all.
