What's getting built in Gwinnett County

Gwinnett County building permits — week of September 28 – October 2, 2026

Dear Gwinnett,

The biggest permit the county issued last week is a house. It's going up at 860 Woodvale Pt in the River Club in Suwanee, 11,882 square feet of heated space, $2,487,354.19, filed by J. Patrick O'Donnell, Inc. The second biggest is also a house, 2361 Grady Ridge Dr in Sugarloaf Country Club in Duluth, 11,771 square feet, $2,241,251.67, built by Storey Custom Homes. Two different builders, two different clubs, and the two of them within 111 square feet of each other. Nothing commercial came anywhere near either one.

Taylor Morrison filed the same townhome eight times on one street. Dreycott Lane in Lawrenceville, odd numbers 2661 through 2675, every one of them 2,340 square feet and every one of them costed at exactly $480,184.53. Walker Anderson Homes did the same thing on a smaller scale in Suwanee: six townhomes on Edgewood View Trace in Bartlett Ridge, 1,814 square feet apiece, $365,033.97 apiece. When a builder has a plan that works, they stop redrawing it.

Norcross filed 30 permits last week. Twenty-five of them are retaining walls at a single address. All of them sit at 3201 Sunrise Village Ln, all named Jackson Creek, all modular retaining walls, all from the same contractor, and they run from $1,440 up to $48,840. The filings don't say why one site needs twenty-five separate wall permits. Over in Duluth, 4015 Satellite Blvd pulled ten apartment permits in the same week, filed as Radius Duluth.

On the commercial side the largest filing is $855,150 at 2672 Buford Dr in Lawrenceville, listed under the county's restaurant and shop category and named only as SWIG. Two Publix stores are getting backup power from the same contractor: $240,000 at 911 Duluth Hwy to retrofit the store with a standby diesel generator, and $230,000 for a generator enclosure at 2715 Loganville Hwy. Taken together, the week's residential filings come to $26,199,797.98 and the commercial ones to $2,610,720. The remaining bulk of the 189 permits is the ordinary stuff: 62 small trade jobs, mostly water heaters, HVAC swaps and upgrades to 200-amp service. The full table is below if you want to see whose street got what.

See you Friday,
