At 3.0 lots per acre, plan on larger detached homes on bigger lots — closer to the estate end of the market. A subdivision this size doesn't get built overnight. Building permits will trickle in over the next 12 to 24 months — expect a flurry once the model homes open. The neighborhood gets a school enrollment bump and a small traffic shift along whatever feeder road it touches. Site plan's in.
